Joseph A. Del Forno, Inc. is a family owned and operated Real Estate Company, which has operated successfully in Jersey City for over 44 years, and is conveniently located in Historic Downtown Jersey City.
Joseph A. Del Forno, Inc. can provide you with the expertise and professional service for any type of property you own. We currently manage over 95 properties in New Jersey. Furthermore we have been working for the City of Jersey City Real Estate Department as managing agents for their Tax Title Lien Properties for the last 20 years.
We have a separate division of Real Estate salespersons that specialize and deal exclusively with property management. At Joseph A Del Forno, Inc. we offer Tenant screening so you as an owner know exactly who is renting your unit. We have Staff members who specialize in Section 8 and are knowledgeable in all of their rules and regulations and that of public housing programs in the tri- state area.
Our Bookkeeping department which duties include sending your properties monthly report which show a detailed account of all accounts receivable (rents), cash disbursement (expenses), that have transpired in the month's time including your properties current vacancy factor and rent roll (tenant records). We have an attorney firm that is a real estate specialist to represent us in court proceedings from dispossessing a tenant to eviction proceedings.
We have a full staff of service people on call 24 hours a day including licensed plumbers, electricians, contractors, exterminators and painters. We have an answering service for offhour problems that will call us in case of tenant emergencies.
At Joseph A. Del Forno, Inc. we pride ourselves on taking care of all the aspects of property management insuring your peace of mind.
Our basic Management plans are as follows:
1. Collect rents and dispossess tenants for non payment of rent. No repair work, no payments of monthly expenses. Fee 6% of rents collected.
2. Same as #1 with repairs. Fee 8% of rents collected.
3. Same as #1 and #2 and payment of monthly bills. Fee 10% of rent collected.
Please note this is also a $35.00 per tenant charge for legal representation on all tenant dispossesses.
