Sometimes things seem so obvious that theyre often overlooked. Small details in selling your home can translate into big dollars. Ive taken the time to set up a check list of such details that my seem obvious in nature but are often overlooked by most people selling their homes. I hope this is helpful!
Interior
- Giving every room in the house a thorough cleaning, as well as removing all clutter. Your house will appear bigger and brighter. If you feel your home is over furnished you might consider renting a storage garage or move some of your furniture out, creating a more spacious look.
- Open curtains and blinds to let natural light in.
- Consider hiring a professional cleaning service. - Remove the less frequent items from the kitchen counters, closets and attic making these areas much more inviting.
- Repair cracks, holes, or damage to plaster, wallboard, wallpaper, paint and tiles.
- Replace broken or cracked windowpanes, moldings and other woodwork.
- Inspect and/or repair the plumbing, heating, cooling and alarm systems.
- Repair dripping faucets and showerheads. - Spruce up a kitchen in need of more major remodeling by investing in new cabinet knobs, new curtains or a coat of neutral paint.
- Place scented candles or scented air fragrance around the house.
- Place an arrangement of fresh flowers or plant on table.
These few suggestions will give your interior a warm and finished look.
Curb Appeal
Curb Appeal is very important to a potential buyer. Here are some external things to check for.
- Manicuring of hedges and lawns.
- Checking the foundation, steps, walkways, walls and patios for cracks.
- Inspect doors and windows for peeling paint.
- Inspect and clean gutters & chimneys. Inspect roof shingles.
- Re-seal an asphalt driveway.
- Apply a fresh coat of paint to the front door.
