We have a full staff of service people on call 24 hours a day including licensed plumbers, electricians, contractors, exterminators and painters, for normal maintenance and repairs, and also in case of tenant emergencies at off hours.
We have a separate division of highly trained and experienced agents that specialize and deal exclusively with property management. We screen every potential tenant’s application; we verify their employment and call their current landlord for references. In addition we run a complete credit check which includes a background check of any court related tenancy issues. If requested, all of this information is provided to you, for your review prior to acceptance. We have agents that specialize in Section 8 and are knowledgeable in all of their rules and regulations and that also of public housing programs in the area.
Our attorney, Ms. Anne Lepis, Esq., is a real estate specialist representing Joseph A. Del Forno, Inc. as managing agent for you in court proceedings from dispossessing a tenant to eviction proceedings. Our Bookkeeping department maintains and sends you a detailed statement and your monthly proceeds (rent less expenses) at the end of each month. The statement is a full accounting of all accounts receivable (rents), cash disbursement (expenses), that have transpired in the month’s time including your properties current vacancy factor and rent roll. At the end of each year you will receive a full detailed compilation report of the years income and expenses which can be easily used for income tax information purposes.
We also have an online program that creates an owner portal that is designed to provide you with real-time information regarding your rental properties or condominium association.
The Owner Portal allows you to:
- View your statements and reports online.
- Communicate with the management team during business hours.
- View alerts for unpaid bills.
- Approve or reject work orders.
- Update contact information.
- Add a payment profile for electronic debits and credits.
Our Management Fees for Investment Properties are as follows:
1. Collect rents and dispossess tenants for non payment of rent.
No repair work, no payments of all monthly expenses. Fee 6% of rents collected.
2. Same as #1 with repairs. Fee 8% of rents collected.
3. Same as #1 and #2 and payment of monthly bills. Fee 10% of rent collected.
Please note that these fees are negotiable based on the number of units and their monthly rents.
Please note this is also a $78.00 per tenant charge for legal representation on all tenant dispossesses which includes the court filing cost. This a real savings! Just call your attorney to see what the charges would be to represent you, for this type of court appearance.
